The 40-story 815 Pine apartment tower is located immediately adjacent to the historic Paramount Theater, the vibrant retail core of downtown Seattle, and a major entrance to rapid transit.  Due to its location adjacent to a protected Historic Landmark, Interstate 5, and the Washington State Convention Center, spectacular existing views have the nearly unheard of good fortune of essentially protected views, forever.

The tower contains 325 apartments and 276 parking stalls on three levels above, and three levels below grade. A 4,200 square foot of ground floor restaurant catering to the theater crowd occupies the key Seattle corner of 9th and Pine.

A rooftop club for residents contains a swimming pool, outdoor gardens, and entertaining space. The sixth floor contains a resident theater, fitness areas, and management functions.

A structural peer review process, approved by the City, will allow a highly efficient concrete frame system that requires significantly less steel reinforcement and seismic bracing than would otherwise be necessary under a strict interpretation of the code.
